What's included in every floor

Diamond-ground prep

Mechanical grinding — never acid etching — so the coating locks into the concrete profile.

100% solids base

A high-build epoxy body coat that fills, levels and bonds — not a thin big-box paint kit.

Full-broadcast flake

Vinyl chips broadcast to rejection, then scraped and vacuumed flat for a true seamless surface.

Polyaspartic topcoat

UV-stable and chemical-resistant. No yellowing, no hot-tire pickup, no peeling at the door line.

Why Diamond Finish

The prep is the product

Almost every failed garage floor in Iowa failed for the same reason: nobody ground the concrete. A roller-and-etch kit sits on the slab. A properly ground, moisture-tested, hand-detailed floor becomes part of it.

  • Diamond grinders and dust extraction — your garage stays clean
  • Cracks and spalls repaired and feathered before coating
  • Coved edges and a crisp cut line at the door
  • Park on it the next day, not next week
  • Written warranty on materials and workmanship

How it goes down

Four steps. One day.

No mystery, no surprise change orders. Here's exactly what happens between the driveway and the reveal.

  1. 01

    Grind & repair

We diamond-grind the full slab to open the pores, then chase every crack, joint and pit with structural filler.

  2. 02

    Base coat

A pigmented 100% solids base goes down wet — edges cut by hand, field rolled, coved where it meets the wall.

  3. 03

    Flake broadcast

Your chosen flake blend is thrown to rejection until the base disappears, then scraped and vacuumed dead flat.

  4. 04

    Polyaspartic seal

Two clear coats lock it in. Walk on it that evening, park on it the next day.

Prompt and professional — highly recommend Jordan!

Jeff G. Google review

We had Jordan do our garage floors in September 2022. We had previously done it ourselves using the kits you can get at the big box stores. No matter how much prep work we would do, it wouldn’t hold up for more than a couple of years. We decided to have Jordan do them for us using his epoxy — and let me just say, we are so very pleased with how they turned out. After one year they still look as good as day one! Jordan did an amazing job and I highly recommend him!

Straight answers

Common questions

How long does a garage floor take?

Most single- and two-stall garages are a one-day install. We grind and prep in the morning, coat and broadcast in the afternoon, and seal the same evening. Larger shops and heavily damaged slabs can run into a second day — you'll know which before we start.

When can I park on it?

Light foot traffic the same evening, and vehicles typically after 24 hours. Cure times shift with temperature and humidity, so we give you the exact window on install day.

Isn't this the same as the kits at the hardware store?

No. Those are thin, water-based coatings applied over acid-etched concrete, which is why they peel up with the first hot tire. We mechanically diamond-grind the slab, apply a 100% solids epoxy base, broadcast flake to rejection, and seal with polyaspartic — a system measured in mils, not coats.

Will it peel or turn yellow?

The polyaspartic topcoat is UV-stable, so it won't amber the way a clear epoxy does in a sunlit garage. Peeling is a prep failure, not a product failure — which is exactly why we grind instead of etch and why the work is warrantied.

Can you coat in the winter?

Yes. Polyaspartic cures at low temperatures, and an attached or heated garage is workable through an Iowa winter. Unheated detached buildings are scheduled case by case.

What does it cost?

That depends on the size of the floor, which package you choose, and the condition of the concrete. The fastest way to find out is our instant estimator — put in your square footage and you'll see all three packages priced in seconds. From there, estimates are free, on-site and written down, with no obligation.

How do I clean it?

Dust mop or blow it out, then hose or mop with a neutral cleaner. No waxing, no sealing, no re-coating on a schedule. Salt and brake dust rinse right off a sealed surface instead of soaking into the slab.

Do I need to move everything out?

Yes — the garage needs to be completely empty, including anything mounted low on the walls. We'll tell you what to move and what can stay when we schedule.
